Morris Goetz developed the Mount Vernon Apartments at 34-31 81st Street, filing new-building permit No. 4631 in 1935; the Cohn Brothers designed it and it was finished in 1936. Six stories over a basement on a mid-block lot, it belongs to the later wave of Jackson Heights apartment houses, with two recessed lightcourts splitting its long front into three sections, the middle one widest.

Mount Vernon Apartments wears red-brick neo-Georgian dress with an applied colonnade

The Cohn Brothers faced the Mount Vernon in red brick with white trim, in the neo-Georgian manner the firm used on several nearby buildings. Its details include brick quoins, a giant engaged colonnade across the upper floors of the center section, three-sided oriels, Palladian-style windows and a pitched roof with gabled dormers. By 1993 the entrance had been altered, top-floor balconettes removed and a chimney extension taken off the south gable.
