An Ernest Flagg apartment project on this block stops after its foundations are poured
Before this building went up, a Queensboro Corporation project designed by Ernest Flagg was meant to cover this whole block between 35th and 37th avenues and 77th and 78th streets, but work stopped once the foundations were in. The Landmarks report links the halt to buyer resistance to the rising prices of the company's apartments, around the time it changed course in 1924. The block then stayed undeveloped for more than ten years.
“…one project designed by Ernest Flagg, for die entire block between 35th and 37th avenues, 77th and 78th streets, was halted after the foundations were laid.”

Julius Fishkin designs the Genard, a six-story neo-Georgian apartment house with a deep entrance court

The Genard Building Corporation put up this six-story building in 1937 to plans by Julius Fishkin, one of the later apartment houses in the historic district. A deep entrance court splits the street front in two. The red brick facade carries brick quoins, Palladian-style stone window frames on the first floor, iron balconettes and giant pilasters. By 1993 it had been renamed the Jackson, and most of its six-over-six wood windows survived.
