Deed covenants for this block are drawn up, binding buyers to keep Sunnyside's shared courts

Sunnyside's courts and common spaces were protected by a Declaration of Easements and Restrictions, whose covenants buyers signed when they bought their lots. The Landmarks Preservation Commission obtained a copy of the declaration for Block 133, the block that holds this house, dated September 15, 1926. At the insistence of the mortgage banks, most of these covenants were set to last 40 years, generally until 1966, while a few, such as rights for utility lines and protection of light and air, were meant to be permanent.

No. 39-25, a type U' house, is the last in its Harrison Place row on the east side of 48th Street. In the Landmarks Preservation Commission's 2007 survey, its projecting window bay at the first floor had been replaced with a pair of flat one-over-one windows. The house kept its historic door, door hood and surround, the hood roof covered in tar, and a chain-link fence with a gate enclosed the front yard.
