Easements for this block bar fences, awnings and porch changes without the trustees' consent

The declaration of easements for tax block 154, the block this house stands on, is dated December 31, 1925. Buyers who signed such covenants could not put up fences, hedges, sheds, clotheslines, radio poles, signs or awnings, and could not alter porches or repaint in a different color without the trustees' written consent. The deeds also forbade reselling a house for speculation in the first three years.

Built in 1926 as part of Washington Court, 39-52 46th Street still had its historic enclosed porch infill, painted white under a green roof, when the Landmarks Preservation Commission surveyed it in 2007. The six-over-six wood windows remain behind storm sash, the original wood-and-glass door sits behind an aluminum storm door, and the second story is stuccoed and painted off-white.
