Deed restrictions bind 40-18 44th Street and the rest of Madison Court's block

The declaration of easements for tax block 182, the Madison Court block that includes this house, is dated May 2, 1927. Buyers signed such covenants to keep the shared gardens and the planners' layout intact; at the banks' insistence most were written to run about forty years. A few were made permanent, and at Madison Court those perpetual terms also covered the sidewalks running through some of the common gardens.

40-18 44th Street still has its original wood front door

The 2007 designation survey found that this house kept its historic wood door, now behind an aluminum storm door, and part of the historic metal stoop railing alongside newer extensions. Its first floor had a slightly projecting bay with three windows of equal size, and paired one-over-one sash had replaced the three-part window upstairs. A wood picket fence with a gate stood on the concrete curb in front.
