  1. 1924

This apartment house is built as the southern half of a mirror-image pair with 41-38

Like its twin to the north, the three-story building has a stepped-gabled central tower with a recessed brick cross and a main entrance in a round-headed surround. Its windows now have one-over-one aluminum sashes with non-historic concrete sills, and sconces flank the main door. At the top of its south end, replacement brick of a redder shade stands out from the original walls.

  2. 1928

    August

Housing specialist Herbert Emmerich publishes a study of the Sunnyside cooperatives

In August 1928 the Journal of Land & Public Utility Economics prints Herbert Emmerich's article on low-priced cooperative apartments at Sunnyside Gardens, an experiment that began with this building and the other five at Colonial Court. Emmerich found the cooperative terms too complicated for many buyers and the arrangement too unfamiliar to draw them. Clarence Stein also later judged that it had not worked well, and the later Sunnyside apartments were built as rentals.
