Carolin Gardens opens as Sunnyside's second cooperative apartment venture

Built in 1925, Carolin Gardens was set up as a co-op under the name Sunnyside Second Cooperative Housing Group. The tax breaks that had cheapened the first co-ops had run out, and the units were a little larger, so they cost more. The first mortgage carried 5.5 percent interest and the City Housing Corporation held a 20-year second mortgage at 5 percent. Fewer than half the apartments sold in six months, leaving the company paying for empty units.

43-13 47th Street keeps its bracketed wood entrance awning

The northernmost Carolin Gardens building is a mirror image of 43-25 down the row: six bays wide, with a slightly recessed central tower under a side-facing gable. Over its main door survives the original wooden awning, roofed in metal and held up by large wood brackets. The original brick parapet and tower top were removed and rebuilt in a slightly redder brick with a diamond pattern, and the original 15-pane wood and glass door is gone.
