In 1861 James D. Sherwood, a broker from Putnam County who had started out as a carpenter in New York and later commuted from Peekskill, built a four-story tenement with ground-floor stores here. It was one of four properties he held on the block and one of the earliest tenements in the area. He also built 34 and 36 Leroy Street, which together with this building made up a block of property on the Leroy Street corner that he held until his death in 1907.

The Bedford Street Bar & Grill takes the ground floor of 44 Bedford Street

The ground-floor store at 44 Bedford Street was remodeled in 1909 with textured brick, steel casement windows and a slate-shingle shed roof. An Italian grocery occupied it in the late 1920s, and the Bedford Street Bar & Grill ran there from 1940 to 1950. When the Landmarks Preservation Commission surveyed the block, a bar and grill still occupied the space.
