James Mooney, a liquor merchant, bought this lot in 1874, where a masonry house facing Greenwich Street had stood since the early 1800s. On the rear part of the lot he built a five-story Italianate tenement with a shop at street level, designed by William Jose and trimmed with cast-iron window heads. By 1880 Mooney was living in a small house at 55 1/2 Beach Street, just to the east.

“The lot was acquired in 1874 by James Mooney, a liquor merchant, who developed this portion of the site…”
