Chetrit and Yadidi pay $49 million for 989 Sixth Avenue and the lot beside it

In 2007 developers Isaac Chetrit and Ray Yadidi reportedly paid $49 million for the 21-story building at 989 Sixth Avenue, along with the empty lot next door at 991. December

Owners file to demolish the 1924 office building and build a 68-story tower

In December 2021 Chetrit and Yadidi filed plans to demolish the 21-story building at 989 Sixth Avenue and, the same day, submitted documents for a 68-story building at 100 West 37th Street. The tower would be mostly residential, with about 300 apartments in nearly 300,000 square feet and 86,800 square feet set aside for commercial use. The listed architect was Damir Sehic of C3D Architecture. An 80-story scheme by Kohn Pedersen Fox, reported in 2016, had never come to fruition.

With banks out of reach, Sioni borrows $47 million to start the tower

In 2022 the Sioni Group was in talks to borrow $350 million for the skyscraper while preparing to demolish the existing building at 989-991 Sixth Avenue, but high interest rates kept traditional banks from financing it. In 2023 it borrowed $47 million from Valley National Bank for construction. Renderings came out that August, and by November the lot had been cleared.

    April

A $275 million construction loan lets the long-delayed tower proceed

In April 2025 Sioni Group and Isaac and Eli Chetrit secured a $275 million construction loan from Intervest and Affinius Capital for the tower, nearly two decades after they began assembling the site in 2007. The Real Deal noted that a $350 million loan reported as close in 2022 had not materialized, likely held up by Federal Reserve rate increases. The developers also hired Real New York as exclusive brokerage for the 311-unit building, expected to open in 2026.
