The Exchange Coffee House occupies an earlier building on this corner lot

An earlier building on this corner, shown in a view of 1716-18 and possibly built for John Van Cortlandt after his marriage around 1696, was home to the Exchange Coffee House by 1709. It stood across Broad Street from the Royal Exchange market, which made it a popular meeting place. The present tenement replaced it much later.

  2. 1760

The old building on the lot becomes the Fountain Tavern in 1760

The Exchange Coffee House moved next door to 101 Broad Street in 1749. The earlier building on this lot then took the name Sign of the King's Arms, and by 1760 it was the Fountain Tavern. The Commission's report adds that Thomas Gardner, who went on to buy Fraunces Tavern in 1801, acquired this parcel in 1792.

In 1882-83 developer Berthold G. Gaedeke erected the present five-story brick tenement here to house twelve families. He did not own the ground: he leased it from Aletta Maria Hegeman, a descendant of Thomas Gardner. A metal cornice bearing the date 1882 still crowns both street facades, and the upper stories are largely intact above a modern ground floor.
