Andrew Marjey files plans for No. 116-03 and the 49 other houses of St. Albans Lawns

In April 1931 the architect Andrew Marjey filed plans for 50 row houses lining both sides of 227th Street, No. 116-03 among them, at an estimated combined cost of $200,000. The developers, Wolosoff Brothers, chose attached houses as at their Stafford Lawns project in Forest Hills; Alvin Wolosoff had said in November 1930 that row houses offered more privacy than small detached ones, whose side windows let neighbors and passersby see inside.

No. 116-03 rises as one of four oriel-fronted single houses on 227th Street

Built in 1931 by St. Albans Lawns Inc. to Marjey's Storybook design, No. 116-03 is one of just four houses in the row, two on each side of the street, with a projecting entrance vestibule under a peaked, flared roof and a second-floor oriel holding a three-part window. It keeps its historic wood front door and two first-floor wood transom sashes with colored diamond panes, though its upper-story brick and oriel have since been parged and most of the oriel's finial is gone.
