39-35 45th Street opens Washington Court's row of twelve, turned to face the path
39-35 is the northernmost of twelve Washington Court houses built in 1926 on the east side of 45th Street, running to 39-59. It and the house at the south end are flat-roofed, set back farther than the rest and placed perpendicular to the row, facing the paths that cross the block. Between them, hipped-roof houses flank six recessed center houses under side-gabled slate roofs.

The 2007 designation survey found 39-35 45th Street, a type R house, much altered. Its front had been cleaned and repointed with pink mortar; at the porch the door opening was enlarged and recessed, windows and a second door were bricked up, and a hexagon-shaped window was cut in, with another between the second-floor bays. On the 45th Street side a two-story porch enclosure clad in brown aluminum siding covered two of the three bays.
