Colonial Court is planned as a self-contained community of row houses and paired co-op buildings
Clarence Stein described Colonial Court, built in 1924, as a unit planned as its own community. The Landmarks Commission counts 48 row houses in seven rows plus six apartment buildings set in pairs, covering the full block bounded by Skillman Avenue, 48th Street, 43rd Avenue and 47th Street. The row houses came in six designs and were designed for one or two families each, while the apartments were sold as cooperatives.
“Colonial Court, “the first unit built in 1924, was designed as a separate community.”…”

When Sunnyside Gardens became a historic district, the Landmarks Commission listed this house as a type F' row house whose front had been cleaned and repointed. Every window opening had been shortened, and a door now filled an enlarged window opening in the center bay. A historic brick-enclosed porch remained, topped by a second-floor terrace with a newer door and brick parapet, and half of the front yard was paved in concrete.
“…all window openings have been shortened; door in enlarged window opening at center bay…”
