Easements dated 1926 bind the block of 48-02 39th Avenue to keep its open space shared

Sunnyside's declaration of easements for tax block 133 is dated September 15, 1926; it covers the block of 48-02 39th Avenue. Sunnyside deeds of this kind barred garages, fences, hedges, clotheslines, signs and awnings, and they banned exterior changes, even repainting in a new color, without the court trustees' consent. The banks holding the mortgages insisted that most of these easements last only forty years, generally until 1966.

“…we have copies of the easements for Blocks 154 and 155 (dated December 31, 1925), Block 133 (dated September 15, 1926)…”

  2. 1927

48-02 39th Avenue is built in 1927 turned sideways to face 48th Street, with a cast-iron porch

The westernmost of seven Harrison Place row houses built in 1927 on the south side of 39th Avenue between 48th and 49th Streets, this flat-roofed house is set back and turned perpendicular to the row, so its front faces 48th Street (it is also numbered 39-03 48th Street). Its parapet has projecting triangular brickwork and a denticulated cornice. On its 39th Avenue side, the center bay keeps its historic two-story cast-iron porch, reached by a door on each floor.

“48-02 and 48-18 39th Avenue, are recessed from the streetwall and set perpendicular to the row, facing 48th and 49th Streets, respectively.”
