An Ernest Flagg project for this block is halted after its foundations are laid

Around 1924, as buyers balked at the rising cost of Jackson Heights garden apartments, a project designed by the architect Ernest Flagg for the whole block bounded by 35th and 37th Avenues and 77th and 78th Streets was stopped once its foundations were in place. More than a decade passed before the block was built up with Berkeley Hall and Berkeley Gardens.

“…one project designed by Ernest Flagg, for die entire block between 35th and 37th avenues, 77th and 78th streets, was halted after the foundations were laid…”

Berkeley Hall Inc. filed plans in 1936 for this six-story building, finished in 1937 to designs by Joshua Tabatchnik, who drew the nearby Berkeley Apartments on 77th Street at about the same time. Light courts flank a slightly recessed, gabled center pavilion with angled bays. The red-brick, white-trimmed front has a two-story wooden entrance portico, a pitched roof with gabled dormers and urns, a false fanlight and three-sided oriels. The building is now known as Berkeley Gardens.
