John H. McKinley raises 92 and 93 South Street to six stories for a steamboat hotel
In 1868 Nos. 92 and 93 South Street, part of Peter Schermerhorn's 1811-12 row, were each lifted from four stories to six and given a mansard roof with gabled dormers. The work was done for John H. McKinley, who started running a steamboat hotel at No. 93, also numbered 2 Fulton Street, that same year. By 1879 both buildings belonged to the Fulton Ferry Hotel on Fulton Street.

The Brooklyn Bridge opens and Schermerhorn Row's shipping firms and ferry hotels decline
The hotels at 92 and 93 South Street and 2 to 6 Fulton Street served ferry passengers and seamen, but their rooms measured under 100 square feet and lacked heat, lighting and bathrooms. The Brooklyn Bridge opened in 1883 and made the ferry less necessary, and larger ships were already docking on the Hudson because the East River was too shallow for them. Major shipping companies left the row, factories and fish markets moved in, and the last boarding house on the block closed in the 1940s.

Workers find intact Fulton Ferry Hotel rooms and old fixtures while renovating the upper floors
In 2000 the South Street Seaport Museum brought in Beyer Blinder Belle to renovate the upper floors of Schermerhorn Row. Workers uncovered bathtubs, heaters, sinks and old graffiti, along with rooms from the Fulton Ferry Hotel that were fully intact, and some of the finds were saved for the museum's World Port New York exhibit. The expanded space opened in October 2003, the first cultural institution finished in that part of Lower Manhattan after the September 11 attacks.
