    September 15

Deed covenants for Block 133, where this house will stand, are dated

The declaration of easements and restrictions covering tax block 133, where 39-12 49th Street was built the next year, is dated September 15, 1926; it is one of the few Sunnyside block declarations the Landmarks Preservation Commission was able to find copies of. Buyers signed these covenants when they purchased their lots. At the mortgage banks' insistence most were meant to lapse after forty years, generally in 1966, while a few, such as keeping setbacks so that light and air reached each house, were to last in perpetuity.

“…we have copies of the easements for Blocks 154 and 155 (dated December 31, 1925), Block 133 (dated September 15, 1926)…”

  2. 1927

A flat-roofed brick row house goes up on the west side of 49th Street in Harrison Place

Completed in 1927, 39-12 49th Street belongs to a row of seven two-story houses that Sunnyside Gardens grouped into its Harrison Place court. It is a type I' house, one of five in the row set a little back from the sidewalk under a flat roof edged with patterned brick. When the Landmarks Preservation Commission surveyed it in 2007, the first floor still had two-over-two wood sash behind storm windows, and the original door surround and hood survived.
